CMHC’s 2025 Mortgage Consumer Survey Highlights Urgent Need for Inclusive, Sustainable Housing Solution

The 2025 Mortgage Consumer Survey from Canada Mortgage and Housing Corporation (CMHC) confirms what many across the housing sector already understand: while Canadians continue to adapt to rising costs and limited inventory, the strain on households is mounting—and policy must respond accordingly.

According to this year’s findings:


58% of homebuyers paid the maximum amount they could afford


61% identified energy efficiency as a deciding factor in their purchase


Over 25% of respondents currently have a secondary suite in their home, and 1 in 10 plan to add one


35% relied on gifts or inheritance to fund their down payment—yet most say they would have purchased a home regardless, even if it meant making sacrifices


These figures illustrate a shifting housing landscape—one that calls for bold, inclusive, and forward-thinking development strategies.
